Had a skölstastic weekend in Äänekoski with Laura and Fredrik. Lots of beer, bananas and apeshit. Oh, and bacon; one should not forget bacon.
Fredrik went apeshit for Finnish words like "Suffeli puffi", kept coming inside with his cigarette and loved the colour of the sky at 5am.

We did go for a hike in Hitonhauta on Saturday, so the weekend did involve a little something else than just drinking.

Today I found a way to make an extremely labor-intensive task at work take a fraction of the time and effort. This task has ALWAYS been done the exact same way, for years, and with only 3 days left of work, I figured out a macro that would seriously speed up the whole process.
Would have been nice if I had thought of it when I first started working at this company 3 years ago, instead of 3 days before I leave

well, not just yet ;)

First contract on Wednesday, then the housing community has up to one month to answer if they OK this, then comes the wait until I give up the keys, then comes the tax shit next year.

Damn, so complicated! At least you're making a profit

gnoff wrote:Bidding on my house ended, will sign contract on wednesday

now the wait after wednesday until the housing community accepts or denies the potential buyer

Huh, I'm quite curious about the housing community accepting or denying the purchaser. As far as I'm aware and have seen nothing to this effect in any of the provinces, Canada does not have that. They can put on titles something called Restrictive Covenants so people can't paint their houses purple etc and there are homeowner associations within communities that deal with maintenance of streets/flower beds and mini by-laws within the community (funded and worked somewhat like a condo broad) but as long as they have the coin they can get in - no matter how glitzy the area. Is this just the community that you live in or is that typical where you live? Common practice in all of Europe even?

And congratulations Gnoff, that is fantastic to hear! It can be such a stressful process and its a shame you didn't have a better realtor to guide you through it and work with you better (most of the realtors I know are scum bags too - I think it goes with the title).

I know there are some apartment buildings in Helsinki that have that kind of thing too where you have to get permission from the house broad to move in (or buy an apartment). But mostly no, nothing like that in Finland. Then again, here the apartment buildings are usually sort of companies and you don't actually buy an apartment but the company's shares (that give you access to that one specific apartment).

That's the concept mostly for condos here, each unit is assigned certain shares in the common property (anything not inside the unit - the roof, hallways, if someone sues the building/condo broad or judgments against either etc) which would be like 42/1000 shares in the common property for responsibility to cover costs and how the amount of the condo fees per unit are determined. Interesting how that is set up in comparison. Exclusivity wise it would be an interesting sell to buyers, I can see the appeal in it although not sure if it's possible to set something like that up in Canada legally speaking wise although I'm sure you could. I've heard of that for renting but never for buying. Huh.

That's how it works really in Canada, and probably in the States as well. If you had a condo here, think you own your balcony? You don't. Its common property. As is the hallways, the elevator, the roof etc. We have something like bare land homeowner associations which is similar (houses in a community, usually pay an annual fee for security for the neighborhood if a gated community, pretty flower bed upkeep or fancier street lamps the city wasn't willing to shell out the coin for) and handle the same things except the biggest difference is once again they vote (sounds like the same method of voting on a by-law) as to having someone move in (if I understand correctly).

It does put more onus on homeowners and less stress on municipality for upkeep and maintenance of streets etc if a lot of that is covered by the broads for those (and what sounds like all) communities. Tax wise its interesting when comparing the set up of that, would allow those funds to go into other areas. What are the tax brackets like there? Are they the same now pretty much across Europe since the formation of the EU or does it vary country to country? Any that are better or worse?

Yes they would but they would share that cost with the other homeowners in accordance to how many shares in the common property they have. Lets say a roof needs to be replaced and its going to cost lets say $50,000.00. A homeowner has 42/1000 shares in the common property. They would pay $2,100.00 towards covering the cost of the roof. Usually there is a reserve fund to help offset those kind of hits.

Just came home from 11 days of non-stop rejoicing in Finland :shred:

Highlight was going to Äänekoski and see what mysterious environment could possibly be responsible for unleashing Ville and Riikka back in the day. We found no definitive proof but our hottest lead right now is the 80% water that might have something to do with their awesomeness.

A few days of rest now, and then the Suffeli puffi bonanza continues at MetalFest. Cant' wait :bangers:
Drinks at the Twilight Tavern. Pays with Tokens of Time.

wishlist: Ensiferum, Die Apokalyptischen Reiter, Heidevolk, Chthonic, Entombed, Finntroll, Heavy Metal Perse, Powerwolf, Primordial, Grand Magus, Monster Magnet

Yeah, landed a second Part-Time job. I now have a slim hope of returning for round 3.
