Yes they would but they would share that cost with the other homeowners in accordance to how many shares in the common property they have. Lets say a roof needs to be replaced and its going to cost lets say $50,000.00. A homeowner has 42/1000 shares in the common property. They would pay $2,100.00 towards covering the cost of the roof. Usually there is a reserve fund to help offset those kind of hits.
